Brand-new apartments are one of the best opportunities in Houston right now if you're ready to move. According to the MRI ApartmentData Market Line Report for Houston (October 2026), 72 communities with 17,817 units recently opened, another 12,722 units are under construction in 47 communities, and 34,406 more are proposed.
That's a lot of new apartments that need to be leased, and buildings that need to fill units usually compete on price. Here's how that works in your favor, and what to check before you sign at a building that just opened.
What "lease-up" means
When a new community opens, it starts nearly empty and has to lease its units as fast as it can. That stretch is called the lease-up. To fill up, properties often offer move-in specials (also called concessions), such as "weeks free" on the lease or reduced move-in costs.
MRI's numbers show how common specials are at the top of the market. In October 2026, 73% of Class A units in Houston (the newest, highest-end buildings) had a special, and the average one was worth 11.8% off the rent. On a 12-month lease, that's roughly 6 weeks free (our estimate, rounded).
Those are market-wide averages, not a quote for any building. Every property sets its own special, and specials change week to week. Here's how move-in specials and look-and-lease deals work.
Why new buildings can be a smart move
- Everything is new. Appliances, finishes, flooring and fixtures haven't been lived with yet.
- You often get your pick. Early in a lease-up, more floor plans, views and floors are open.
- Specials can be strong. A building trying to fill up has a reason to compete for qualified renters.
- Current layouts and amenities. Newer buildings are designed with today's floor plans and amenity spaces. Always confirm what a specific building actually has.
What to check before you sign at a brand-new building
New is great, but a building that just opened can still be finishing up. Ask these questions on your tour and get the answers in writing:
- Is construction still going on? Ask which phases, amenities or parking areas aren't finished yet, and when they're expected to be done. Then ask which units face the work.
- What happens if my move-in date slips? New buildings sometimes open floors in stages. Ask how the property handles a delayed unit, and get your move-in date in writing.
- Can I see my actual unit, or one just like it? Model units are staged. If your unit is ready, walk it. If not, ask to see the same floor plan on a finished floor.
- How is the special applied? All at once, on a specific month, or spread over the lease? Is it tied to a certain lease length? Compare buildings by effective rent, not the sticker price.
- What will renewal look like? A special lowers what you pay in year one. Ask how renewals are typically priced so year two isn't a surprise.
- What's included and what isn't? Ask about parking, pet rent, trash, internet packages and any other monthly fees, so you can compare total monthly cost.
- Are the internet and utilities set up? Ask which providers serve the building and whether service is already active in your unit.
How to win a lease-up deal
The best units and the best specials go to renters who can move fast:
- Have your documents ready before you tour: photo ID, recent pay stubs or an offer letter, and your rental history. Here's what Houston apartments check when you apply.
- Know your budget. Most Houston communities look for gross income of about 2.5 to 3 times the rent.
- Tour 2–3 buildings in one day so you can compare while the specials are still on the table.
- Ask what's current. A special you saw online last week may have changed.
A quick look at the Houston market
A few more numbers from the same MRI report (October 2026) give context:
| Houston, Oct 2026 | |
|---|---|
| Units leased | 91.2% |
| Average effective rent | $1,247/month |
| Rent change, past 12 months | −1.9% |
| Units with a special (all classes) | 57% |
| Class A units with a special | 73% |
Effective rent is the rent after specials are factored in. Galleria/Uptown and Downtown ranked as the two hottest submarkets over the past three months, based on MRI's mix of rent growth and units leased.
