“We know what it feels like to stare at 64,000 listings and have no idea which ones are actually worth your time.”
We know the frustration of touring a place that looked incredible online and walking out disappointed. And we know what it costs — in time, energy, and money — to navigate this market alone. We've spent 14 years inside it.

“Helped get me squared away with a new apartment in the Heights. Took care of all the research I would’ve had to do myself, and called all the properties to check deals/rates daily prior to touring. J was always quick to respond and made time to call and review all the options with me.”

How do you get paid?+
The properties pay us. You pay nothing. When you lease at a community we sent you to, that property pays us a referral fee from its marketing budget. All we ask is that you list Apartment Lease Finders as your referral source. Read more: How Apartment Locating Works (And Why It Saves You Time & Money) →
Will my rent be higher if I use you?+
No. The property sets your rent, and you pay the same price you'd be quoted walking in on your own. We also make sure you know which specials are live before you apply.
How do I make sure you get credit?+
Put Apartment Lease Finders and your agent's name as your referral source on the guest card before your tour, and on your rental application. That's how the property knows we sent you.
Do I have to work only with you?+
No, but we recommend it. Most locators work with the same buildings, so you'd see the same list twice. And if two locators send you to the same property, it can slow down your application. Read more: How to Pick the Best Apartment Locator in Houston (and What to Ask First) →
Are apartment locators licensed?+
In Texas, locators who are paid for leasing must hold a real estate license. J is a licensed Texas agent, and Apartment Lease Finders operates under Spirit Realty. Our TREC notices are linked at the bottom of every page. Read more: How to Pick the Best Apartment Locator in Houston (and What to Ask First) →
Can you get me a better price than what I see online?+
Sometimes. Most rents are set by each property's pricing system and can't be negotiated. But we know which specials are live, which ones can be combined, and when to apply to lock them in. Read more: Houston Move-In Specials Explained: Look-and-Lease Deals, Weeks Free and How to Get One →
When should I start my apartment search?+
About 60–90 days before your move-in date. That's when most properties know what they'll have available and what it will cost. If you start much earlier, the units you'd want often aren't listed yet. If your move is months away, reach out anyway. We can help you narrow down neighborhoods and set a realistic budget. Read more: When Is the Best Time to Start Looking for an Apartment? (Hint: It's Not When You Think) →
When should I start touring?+
Once you're within about 60 days of your move and ready to apply if you love a place. Pricing changes daily, and many "look and lease" specials require you to apply within 24–48 hours of your tour. Read more: Can I Tour and Apply for an Apartment on the Same Day? →
When are the best apartment deals in Houston?+
Usually November through February, when fewer people move and properties offer bigger specials. Summer (May–August) is peak moving season, so specials are smaller and good units go faster. Read more: When Is the Best Time to Start Looking for an Apartment? →
How fast can I move in?+
It depends on the property's availability and approval process. If your move is urgent, like a last-minute relocation or losing your current place, tell us on the first call. We'll focus on buildings with units ready now and line up tours as soon as possible. Read more: How Fast Can I Get Moved In? →
I'm only in Houston for a weekend. Can you help?+
Yes. Tell us when you're coming and we'll line up tours at your top picks, plan the route so you're not crisscrossing the city, and confirm pricing and availability before you arrive. Read more: The Ultimate Apartment Touring Checklist (Houston Edition) →
What if I can't visit in person?+
We help with remote moves. We work with each property's leasing team to set up live video tours, and we send photos and floor plans. We'll also tell you what each neighborhood is like and what your commute would be. How much do I need to make to qualify?+
Most Houston apartments want your gross monthly income (before taxes) to be at least 3 times the rent. For a $1,800 apartment, that's $5,400 a month, or $64,800 a year. If you're short, a co-signer or guarantor can often close the gap. Read more: How Much Rent Can I Afford on My Salary? →
What does it cost to move in?+
Usually an application fee per adult, an admin fee, and a security deposit, which can be higher if your credit is thin. With pets, add a pet deposit, a pet fee and monthly pet rent. Most Houston properties don't ask for first and last month's rent up front, and many offer move-in specials. Tell us which buildings you like and we'll get you the exact costs for each. Read more: The Real Cost of Moving In: What You'll Actually Pay Before You Get the Keys →
What's included in my rent?+
It varies by building. Many charge a small monthly fee for trash or valet trash and pest control. Water and sewer are usually billed by usage. You set up electricity yourself (in Texas you choose your provider), plus internet and gas if the unit has it. Some luxury buildings also charge a monthly amenity fee. We'll tell you the full monthly cost for each building, not just the base rent. Read more: The All-Bills-Paid Apartment Myth: Is It Really a Dream, or Just a Dream Price Tag? →
Can I use a co-signer or guarantor?+
Usually, yes. A co-signer, often a family member, applies with you and shares responsibility for the lease, and they need to meet the income and credit requirements themselves. A guarantor company takes that role for a one-time fee. Not every property accepts every guarantor company, so we'll check before you apply. Read more: What Is a Co-Applicant? Your Secret Weapon to Getting Approved for That Dream Houston Apartment →
What credit score do I need?+
Most of the properties we work with look for a score of 620 or higher. Some will approve applicants from 580 with conditions, such as a higher deposit or a guarantor. Properties also look at your payment history, rental history and how steady your income is. Tell us your score on the first call and we'll focus on buildings where you'll qualify. Which Houston neighborhood should I live in?+
It depends on where you work, your budget, and what you want close by, like walkable restaurants, parks, an easy commute or a quiet street. Tell us your priorities and we'll suggest areas that fit, then show you buildings in each. Explore Houston neighborhoods →
Do you work with townhomes or houses?+
We focus on professionally managed communities. That includes apartment communities with townhome-style floor plans and build-to-rent (BTR) communities, which are neighborhoods of houses or townhomes built and managed for renting. Houses and townhomes rented by private landlords are outside what we handle.
Can you help me set up utilities?+
Yes. Once you sign your lease, we connect you with Utility Connect, who set up your electricity, internet, water and other services so everything is on by move-in day. See our move-in concierge →
Can I change my mind after applying?+
You can withdraw an application, but application fees and admin fees usually aren't refunded. If you're unsure about a building, talk to us before you apply and we'll help you compare your options first. Read more: Can You Apply to Multiple Apartments at Once? The Smart Renter's Guide →
