Rent & income FAQ.
How much rent can I afford on my salary?+
Most properties want your gross (before-tax) monthly income to be at least 3x the rent. Divide your yearly salary by 36 to get the most rent you'd likely qualify for. On $60,000 a year, that's about $1,667 a month. For a budget with more breathing room, keep rent near 30% of your gross income. Read more →
Do properties look at gross or take-home pay?+
Gross pay, before taxes and deductions. Properties usually confirm it with recent pay stubs, an offer letter or bank statements. Requirements are set by each property, and we confirm them before you apply. Read more →
Can I combine my income with a roommate or co-applicant?+
Many properties add up the incomes of everyone on the lease. Some ask each applicant to qualify on their own, and guarantor rules vary by property. Tell us who's applying and we'll match you with properties whose rules fit.
What costs come on top of rent?+
Depending on the property: utilities, parking, pet rent, trash and other monthly fees, plus renters insurance. Ask for the total monthly price before you apply. We confirm it for every place on your list. Read more →
What credit score do I need?+
Most properties we work with look for 620 or higher. Some approve from 580 with conditions.
What if my income is under 3x the rent?+
Some properties accept a guarantor, a larger deposit or more rent paid up front. Every property sets its own rules, so tell us your situation and we'll point you to places that fit your budget.
