Houston Move-In Specials Explained: Look-and-Lease Deals, Weeks Free and How to Get One

More than half of Houston apartments offer a move-in special. Here's how look-and-lease deals and weeks-free offers work, and how to land one.

If you're apartment hunting in Houston right now, you'll see specials almost everywhere: "6 weeks free," "$99 move-in," "look and lease today." That isn't a fluke. According to the latest MRI ApartmentData Market Line Report for Houston (October 2026), 57% of apartment units in the Houston area are offering some kind of concession (a move-in special).

For the newest, highest-end buildings, which MRI calls Class A, it's even more common: 73% of Class A units have a special, and the average one is worth 11.8% off the rent.

That's real money for a renter who is ready to move. Here's how the specials work, what to watch for, and how to get one.

The three kinds of specials you'll see

MRI groups Houston concessions into three types:

  1. Move-in specials. Reduced up-front costs, such as a lower deposit, waived fees or a "$99 move-in" offer.
  2. Months (or weeks) free. For example, "1 month free on a 12-month lease."
  3. Floorplan specials. A deal on one specific unit type the property wants to lease.

What "weeks free" is actually worth

A quick way to translate a percentage into time: multiply it by the lease length. Using MRI's October 2026 Houston averages on a 12-month lease (our estimate, rounded):

Avg special Roughly equals
All Houston units with a special 10.1% about 5 weeks free
Class A units with a special 11.8% about 6 weeks free

Keep in mind these are market-wide averages, not a quote for any building. Specials change week to week, and every property sets its own.

Also check how the special is applied. Some properties credit it all at once (for example, against your second month's rent). Others spread it across the lease as a lower monthly payment. MRI notes it spreads ("prorates") specials over the lease term to work out the effective rent, which is the number to compare buildings by. Here's our guide to market rent vs. effective rent.

Simple example: a $2,000/month apartment with 1 month free on a 12-month lease costs $22,000 over the year instead of $24,000. That's an effective rent of about $1,833 a month. (The numbers are for illustration only.)

What is a look-and-lease special?

A look-and-lease special rewards you for applying quickly after you tour. The window is short, often 24 to 48 hours.

As a real example, AMLI's published terms for its look-and-lease promotion say you must submit a complete application within 48 hours of your first tour, including income verification and any fees. They also say the concession is applied to your second full month of rent, and that it can't be combined with other offers.

So the deadline usually covers your full application, not just a "yes, I'll take it."

The fine print to read before you sign

The special is written into your lease, and it comes with conditions. Before you sign, check:

  • How it's applied: up front, on a specific month, or spread across the lease.
  • What it covers: usually base rent only. AMLI's terms, for example, say fees such as utilities, pets and parking aren't included.
  • The lease term it requires. A special is often tied to a specific lease length.
  • Whether you have to complete the full term to keep it. Many leases, including AMLI's published terms, say that if you end the lease early by choice, you repay the specials you received. Plan your lease length around your real timeline.
  • The expiry date. Get the special in writing, with its terms, before you apply.

How to actually land a special

  1. Have your documents ready before you tour. Photo ID, recent pay stubs or an offer letter, and your rental history. With a 48-hour window, the renters who get the deal are the ones who can apply that day. Here's what Houston apartments check when you apply.
  2. Know your budget. Most Houston communities look for gross income of about 2.5 to 3 times the rent, so focus on buildings where you'll qualify.
  3. Compare effective rent, not the sticker price. A higher rent with a bigger special can be the better deal, and the reverse is true too.
  4. Tour with a plan. Seeing your top 2–3 options in one day lets you decide inside a look-and-lease window instead of losing it.
  5. Ask what's current. Specials change constantly, and the one you saw online last week may have changed.
