Willowbrook and Champions sit in northwest Harris County, around the intersection of SH 249 and FM 1960, roughly 20 miles northwest of downtown Houston. Champions grew up around Champions Golf Club in the late 1950s and 1960s, and the Willowbrook area developed around Willowbrook Mall, which opened in 1981. Today the area offers a large and varied supply of apartment communities with access to SH 249, Beltway 8 and the Grand Parkway.

Willowbrook and Champions at a glance

Willowbrook Mall at SH 249 and FM 1960 is the area's retail center, surrounded by big-box and restaurant development. Vintage Park, an open-air shopping and dining center off SH 249 at Louetta Road, is a few minutes north. Champions Golf Club, founded by Jack Burke Jr. and Jimmy Demaret, hosted the 1967 Ryder Cup and the 1969 U.S. Open, and its fairways shape the Champions neighborhoods along Cypresswood Drive.

Getting around

Walk Score rates Willowbrook 44 out of 100 ("Car-Dependent"), with a Transit Score of 32 and a Bike Score of 41 at the time of writing. Shopping around the mall and Vintage Park is close together, but most errands require a car.

SH 249 (Tomball Parkway) and Beltway 8 are the main commute corridors, and FM 1960 runs east to I-45 and west toward US-290. The Grand Parkway is a short drive north. The Census puts mean travel time to work at 29.3 minutes for ZCTA 77070. Commutes toward the Energy Corridor, the Greenspoint area or The Woodlands can be shorter than a trip downtown, depending on traffic.

What's nearby

Shopping. Willowbrook Mall and the surrounding retail corridor cover most shopping, and Vintage Park adds restaurants and boutique stores in an open-air setting.

Golf. Champions Golf Club is a private club, but its history is part of the area's identity, and several public courses are within a short drive.

Food. The Houston Chronicle's guide to Cypress-area restaurants includes the FM 1960 location of Bundu Khan Kabab House, a Pakistani barbecue spot (takeout only at this location). Perry's Steakhouse & Grille, a Houston-born steakhouse group, has a location on Cypresswood Drive in Champions.

Parks. Cypress Creek runs north of the area, and Harris County parks along it, including Meyer Park and Pundt Park to the north and east, have trails and sports fields.

The apartment landscape

  • Garden-style communities are the main type, many built from the 1970s through the 2000s along FM 1960, SH 249, Louetta and Cypresswood. Renovation levels vary widely.
  • Newer communities near Vintage Park and the SH 249 corridor, with resort-style pools, fitness centers and attached or detached garages.
  • Single-family homes and townhomes for rent in established subdivisions, leased by individual owners.

The Census reports a median gross rent of $1,619 a month for ZCTA 77070 (ACS 2024 5-year), and about 53% of its occupied homes were renter-occupied. Gross rent is the Census measure of contract rent plus estimated utilities, and it covers every rented home in the ZIP, from older duplexes to new towers, so treat it as a baseline rather than a quote for any one building. Tips for renting in Willowbrook and Champions

  • Use the supply to compare. With many communities close together, compare similar floor plans across buildings and ask each for the price on your exact move date and lease term.
  • Ask what has been renovated. In older communities, ask which units have updated finishes and what the price difference is. Tour the actual unit if you can.
  • Get the full monthly cost. Ask for rent plus water, sewer and trash billed by the property, pet rent and garage fees.
  • Read the flood disclosure. Cypress Creek and its tributaries drain this area. Texas Property Code §92.0135 requires landlords to tell you in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years.
  • Read concessions as effective rent, and ask how any offer is applied and which lease terms qualify.
  • Test the 249 and Beltway at rush hour before you commit to a building on either side. Also check how you get in and out: turning across a busy stretch of FM 1960 or SH 249 can add minutes to every trip, so note where each community's entrance sits and whether it has a signal.
