Westchase is a business district in west Houston, framed by Beltway 8, Westheimer Road and the Westpark Tollway. It mixes office towers and corporate campuses with a large number of apartment communities, which makes it practical to live close to a west-side office. It also sits between the Energy Corridor, Uptown and Sugar Land, so commutes in several directions are manageable.
Westchase at a glance
The Westchase District, created by the Texas Legislature in 1995, is a 4.2-square-mile management district that funds mobility, beautification and maintenance programs on top of city services. Its office buildings range from large Class A towers to smaller buildings, and Phillips 66 has its headquarters in the CityWest development within the area. Between the offices, apartment communities fill much of the land.

Getting around
Walk Score rates Westchase 53 out of 100 ("Somewhat Walkable"), with a Transit Score of 47 and a Bike Score of 45 at the time of writing. The district has invested in sidewalks and trails, so walking to a nearby office or park is realistic from many buildings, but most errands still mean driving.
Beltway 8 runs north to south through the district, the Westpark Tollway runs east to Uptown and west to Fort Bend County, and Westheimer Road is the main surface street. METRO local buses run along Westheimer, Richmond and other major roads. The Census puts mean travel time to work at 29.8 minutes for ZCTA 77042. If you commute to Uptown or downtown, the Westpark Tollway is often the more predictable route; an EZ TAG or other compatible toll tag is required.
What's nearby
Parks. Camden Park, about 3.4 acres, has a pavilion, a dog park and a café. Woodchase Park, about 1.7 acres, has play and fitness areas. Both are maintained by the Westchase District.
Food. Westheimer Road through Westchase is lined with restaurants from many cuisines. Kasra Persian Grill on Westheimer, in business since 1999, is a former Houston Chronicle Top 100 pick.
Shopping and more. Westheimer's shopping centers handle most everyday needs, and the Galleria is a straight drive east on Westheimer or the Westpark Tollway. Terry Hershey Park's trails and CityCentre are a short drive north.
The apartment landscape
- Garden-style communities, many built in the 1970s through the 1990s, make up most of the housing. Floor plans tend to be generous for the money, with surface parking and pools.
- Mid-rise buildings, mostly newer, closer to the office core and major roads, with garages and fitness centers.
- Townhome-style rentals within some larger communities.
The Census reports a median gross rent of $1,346 a month for ZCTA 77042 (ACS 2024 5-year), and about 74% of its occupied homes were renter-occupied, one of the highest shares among the areas we cover. Gross rent is the Census measure of contract rent plus estimated utilities, and it covers every rented home in the ZIP, from older duplexes to new towers, so treat it as a baseline rather than a quote for any one building. With so many communities close together, current pricing varies widely, so call us for today's numbers.
Tips for renting in Westchase
- Use the competition. With many communities in a small area, it is easy to compare similar floor plans. Ask each building for the price on your exact move date and lease term.
- Ask about renovations. Many older communities have renovated some units but not others. Ask what is included and what the price difference is.
- See the unit you will get. Ask to tour the specific unit or one with the same finishes, not just a model.
- Get the full monthly cost. Ask for rent plus utilities billed by the property, trash, pet rent and covered parking or garage fees.
- Read the flood disclosure. Texas Property Code §92.0135 requires landlords to tell you in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years.
- Read concessions as effective rent. Ask how any offer is applied and which lease terms qualify. Offers change often.
- Test the commute both ways. Westchase sits between the Energy Corridor, Uptown and Fort Bend County, so many commutes from here run outward rather than downtown. Drive your actual route at rush hour, and price the tollway against Westheimer before you decide where in the district to live.
