Tomball and Magnolia sit at the northwest edge of the Houston region, along SH 249 and FM 1488. Tomball is a small city with a historic Main Street and a restored railroad depot; Magnolia, across the line in Montgomery County, is known for wooded acreage. Both have grown quickly as SH 249 and the Grand Parkway made commutes into Houston more manageable. Renters here will find a mix of newer apartment communities and small-town character.

Tomball's downtown centers on Depot Plaza and its restored train depot on Main Street, surrounded by shops and restaurants. Lone Star College-Tomball has a campus in town. Magnolia, to the north, is more rural in feel, with homes on larger lots among pine woods. The Texas Renaissance Festival grounds are in Todd Mission, northwest of Magnolia.

Getting around

SH 249 (Tomball Parkway) is the main route south toward Willowbrook, Beltway 8 and the city, with a tolled extension, the Tomball Tollway, continuing north toward Todd Mission. The Grand Parkway (SH 99) crosses SH 249 south of Tomball, giving tolled routes east toward Spring and The Woodlands and west toward Cypress. FM 1488 links Magnolia with The Woodlands and Conroe area to the east, and FM 2920 runs east from Tomball toward Spring. The Census puts mean travel time to work at 33.4 minutes for the City of Tomball.
What's nearby
Historic downtown. Tomball's Depot Plaza and Main Street host shops, restaurants and community events throughout the year.
Nature. Kleb Woods Nature Preserve, a wooded Harris County preserve, has trails and a nature center. The forests and lakes north toward Conroe and the Sam Houston National Forest are a drive away.
Events. The Texas Renaissance Festival runs on weekends each fall at its grounds in Todd Mission.
Food. Tejas Chocolate + Barbecue, on North Elm Street in Tomball, holds a Michelin Bib Gourmand and was on the Houston Chronicle's 2025 Top 100. Bexar Barbecue on SH 249 earned an "A for extreme scarfability" in a Chronicle burger review, and Cenas Kitchen serves Tex-Mex on Tomball Parkway.

- Garden-style communities are the main type, ranging from older complexes near downtown Tomball to newer ones along SH 249 and FM 2920 with resort-style pools and garages.

- Single-family homes for rent, including homes on larger lots in the Magnolia area, leased by individual owners.
The Census reports a median gross rent of $1,226 a month for the City of Tomball (ACS 2024 5-year), one of the lowest medians among the areas we cover, and about 48% of the city's occupied homes were renter-occupied. Gross rent is the Census measure of contract rent plus estimated utilities, and it covers every rented home in the ZIP, from older duplexes to new towers, so treat it as a baseline rather than a quote for any one building. Newer communities outside the city limits can price very differently, so call us for current numbers.
Tips for renting in Tomball and Magnolia
- Weigh the commute against the price. Add tolls and fuel to your budget if you plan to drive the Tomball Tollway or Grand Parkway daily, then compare against a closer-in option.
- Ask about utilities. Outside city limits, water and sewer may come from a municipal utility district or be billed back by the property. Ask for typical monthly totals.
- Check internet options. In more rural parts of Magnolia, ask which providers serve the address and what speeds are available before you sign, especially if you work from home. Do the same for cell coverage on the property.
- Read the flood disclosure. Texas Property Code §92.0135 requires landlords to tell you in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years.
- Read concessions as effective rent at new communities, and ask how any offer is applied and which lease terms qualify.
- For a home on acreage, confirm who maintains the yard, septic system or well, if any.
