Renting in Timbergrove, Houston: White Oak Bayou Greenway, T.C. Jester Park, nearby food, the apartment mix, Census rent data and touring tips.

4 min read

Timbergrove sits just west of the Heights along White Oak Bayou, inside Loop 610 northwest of downtown. Its streets were built out largely in the 1950s with ranch-style houses, and many lots have since been redeveloped with townhomes. For renters, it offers a short drive to the inner loop's job centers, direct access to a major bayou trail and a smaller, more scattered set of apartment options than its busier neighbor.

Timbergrove at a glance

The neighborhood, together with adjacent Lazybrook, is bounded roughly by Loop 610 to the north, White Oak Bayou to the south and west, and the Heights to the east. T.C. Jester Boulevard and West 18th and West 20th streets are the main local roads, and the commercial strips along North Shepherd and Durham drives sit on the east side. The White Oak Bayou Greenway trail runs right along the neighborhood.

On our site, Timbergrove covers ZIP codes 77008 and 77018. The Census figures below use ZCTA 77008, which Timbergrove shares with the Heights, from the American Community Survey 2024 5-year estimates (2020–2024). Because that ZIP includes much of the Heights, treat it as an area-wide snapshot.

Getting around

Walk Score rates Lazybrook–Timbergrove 51 out of 100 ("Somewhat Walkable"), with a Transit Score of 36 and a Bike Score of 47 at the time of writing. Most interior streets are residential, so groceries and restaurants are often a short drive or bike ride away rather than a walk.

The White Oak Bayou Greenway is the area's biggest transportation asset for cyclists. The off-street trail follows the bayou southeast toward the Heights Hike and Bike Trail, Stude Park and downtown, and northwest along the bayou past T.C. Jester Park. By car, Loop 610 is minutes north and I-10 is a short drive south, giving quick routes to Uptown, the Energy Corridor and downtown. METRO local buses run on nearby main streets such as North Shepherd. The Census puts mean travel time to work at 26.1 minutes for ZCTA 77008.

What's nearby

Parks and trails. T.C. Jester Park, along White Oak Bayou, has open lawns and trail access. The greenway connects the neighborhood to Stude Park and the MKT Trail toward the Heights.

Food. Sao Lao, a Thai and Lao restaurant on North Shepherd, and La Lucha, a Southern restaurant on North Shepherd closer to I-10, both made the Houston Chronicle's 2025 Top 100. The Chronicle also lists Afuri, a Japanese ramen shop on North Durham, among the Heights area's top restaurants. Long Weekend, a live-fire American restaurant on East T.C. Jester, opened in March 2026 at the former King's BierHaus site.

The Heights next door. West 19th Street's shops and restaurants, Heights Mercantile and The Heights Theater are a short drive or bike ride east.

The apartment landscape

  • Garden-style communities, many from earlier decades, along T.C. Jester, West 18th and the streets near Loop 610, with surface parking and larger floor plans for the money.
  • Mid-rise buildings, fewer in number, near the bigger corridors on the neighborhood's edges, with garages and pools.
  • Townhomes for lease, mostly newer three-story units built on former ranch-house lots, owned by individual landlords.
  • Single-family homes for rent, the classic mid-century ranch, which come up occasionally.

The Census reports a median gross rent of $1,686 a month for ZCTA 77008 (ACS 2024 5-year), and about 41% of its occupied homes were renter-occupied. Gross rent is the Census measure of contract rent plus estimated utilities, and it covers every rented home in the ZIP, from older duplexes to new towers, so treat it as a baseline rather than a quote for any one building. Tips for renting in Timbergrove

  • Read the flood disclosure carefully. White Oak Bayou runs along the neighborhood. Texas Property Code §92.0135 requires landlords to tell you in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years. Ask about ground-floor units and parking areas specifically.
  • Compare against the Heights. Timbergrove and the Heights are close enough that a building on one side may suit you as well as one on the other. Ask us to price both.
  • For a townhome or house, confirm who handles maintenance and yard care, what utilities you will pay directly, and whether HOA rules apply to parking or pets.
  • Get the full monthly cost. For apartments, ask for rent plus parking, pet rent, trash and any utilities billed by the property.
  • Ask about concessions in writing. If a building is running one, ask how it is applied and which lease terms qualify. Offers change quickly.
  • Bike the trail during your tour. If the greenway is part of the appeal, check how close the nearest access point is to the building.
