The Woodlands is a master-planned community about 28 miles north of downtown Houston along I-45. Developer George P. Mitchell opened it in 1974 with a plan built around preserved forest, and that design still shapes daily life: homes, offices and shopping sit among tall pines, linked by a large network of pathways. For renters, it offers a self-contained town center with major employers, so living and working in the same town is realistic.

The Woodlands at a glance

The Woodlands is organized into villages, each with its own parks and shopping, around a central Town Center. The Woodlands Waterway, a walkable canal lined with offices, restaurants and hotels, runs through Town Center and connects to Market Street, The Woodlands Mall and the Cynthia Woods Mitchell Pavilion, an outdoor amphitheater. Hughes Landing, on Lake Woodlands, is another dining and office hub. Chevron Phillips Chemical and Huntsman Corporation are headquartered here, and Hewlett Packard Enterprise and ExxonMobil have large campuses just south in Spring.

Getting around

Walk Score rates The Woodlands 18 out of 100 for walking overall, with a Bike Score of 45, at the time of writing. That low walking score reflects distances between villages, not the quality of the paths. The Township says it maintains more than 220 miles of pathways and about 150 parks, so cycling or walking to a park, a village center or even an office is often possible off-street. The Waterway and Market Street are walkable on their own.

I-45 is the main route to Houston, and the Hardy Toll Road offers a tolled alternative to the east. The Grand Parkway (SH 99) runs along the south side, connecting west toward Tomball and Cypress and east toward Kingwood. For commuters, The Woodlands Express, run by the Township, operates weekday buses from local park-and-ride lots to Downtown, Greenway Plaza, the Texas Medical Center and the Energy Corridor. The Census puts mean travel time to work at 27.0 minutes for The Woodlands CDP.

What's nearby

Entertainment. The Cynthia Woods Mitchell Pavilion hosts concerts and performances, and the Waterway area has a regular event calendar.

Shopping. Market Street, an open-air shopping and dining center, and The Woodlands Mall, a regional mall on the Waterway, are the main retail centers, with Hughes Landing for dining by the lake.

Parks and pathways. The pathway network connects village parks, pools and nature preserves, and Lake Woodlands is a centerpiece for walks and paddling.

Food. Amrina, a modern Indian restaurant on Waterway Square Place, Xalisko, a Mexican restaurant on Lake Woodlands Drive, and the Buckthorne Place location of Malaysian restaurant Phat Eatery all made the Houston Chronicle's 2025 Top 100. The Chronicle also named Charm Taphouse & BBQ, a Texas-Thai barbecue spot on Woodland Square Boulevard, among its best Houston-area restaurants in summer 2026.

The apartment landscape

  • Mid-rise buildings near Town Center, the Waterway and Hughes Landing, with garages and walkable access to restaurants and offices.
  • Garden-style communities throughout the villages, many tucked into wooded sites with pools, fitness centers and garages.
  • Townhomes and single-family homes for rent in the villages, leased by individual owners or professional managers.

The Census reports a median gross rent of $1,822 a month for The Woodlands CDP (ACS 2024 5-year), and about 28% of its occupied homes were renter-occupied. Gross rent is the Census measure of contract rent plus estimated utilities, and it covers every rented home in the ZIP, from older duplexes to new towers, so treat it as a baseline rather than a quote for any one building. Tips for renting in The Woodlands

  • Choose your village by your commute. The south villages sit closest to the Grand Parkway and the Spring employers, Town Center is closest to the Waterway, and the western villages are farther from I-45. Ask us to map options against your workplace.
  • Check pathway access. If you plan to bike or walk, ask how close the nearest pathway connection is to the building.
  • Ask about express bus parking. If you plan to use The Woodlands Express, check which park-and-ride lot is closest and its schedule.
  • Get the full monthly cost. Ask for rent plus water, sewer and trash billed by the property, pet rent and garage fees.
  • Read the flood disclosure. Texas Property Code §92.0135 requires landlords to tell you in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years.
  • Read concessions as effective rent, and ask how any offer is applied and which lease terms qualify.
