Sugar Land is a city in Fort Bend County about 20 miles southwest of downtown Houston along US-59/I-69. It grew from a sugar plantation and refinery town; in 1908 Isaac H. Kempner and William T. Eldridge bought and modernized the refinery and named it Imperial. Today Sugar Land is a large suburban city with its own town center, a major concert venue, a minor-league ballpark and parks along the Brazos River.

The Smart Financial Centre, a 6,400-seat performance venue, hosts concerts and shows, and Constellation Field is home to the Sugar Land Space Cowboys, the Houston Astros' Triple-A affiliate. Land around the former Imperial Sugar refinery has been redeveloped as the Imperial district, which includes Constellation Field.

Getting around
Walk Score rates Sugar Land 28 out of 100 for walking ("Car-Dependent"), with a Bike Score of 37, at the time of writing. Town Square is walkable; most other errands mean driving.
US-59/I-69 (the Southwest Freeway) is the main route to Houston, passing Uptown and Greenway Plaza on the way downtown. SH 6 runs north to south through the city, the Grand Parkway (SH 99) runs along the west side, and the Fort Bend Toll Road and Beltway 8 are reachable to the east. Fort Bend Transit runs weekday commuter buses from park-and-ride lots at the University of Houston at Sugar Land and the AMC First Colony theater to Houston job centers, including downtown and the Texas Medical Center. The Census puts mean travel time to work at 28.9 minutes for the City of Sugar Land.

Entertainment. The Smart Financial Centre's concert calendar, Space Cowboys games at Constellation Field and events at Town Square's plaza.
Museums. The Houston Museum of Natural Science at Sugar Land has natural-science exhibits in a branch of the Houston museum.
Parks. Brazos River Park has trails along the river, and the city's park system includes lakes and sports complexes across Sugar Land.

Tips for renting in Sugar Land
- Decide how you will commute. If you plan to ride Fort Bend Transit, look near its park-and-ride lots. If you drive to Uptown or the Medical Center, test US-59 at rush hour.
- Compare Town Square with the rest of the city. Walkable mid-rise living near Town Square and garden-style communities elsewhere can differ meaningfully in price and space. Ask us to compare both.
- Ask about utilities. Some properties sit in municipal utility districts or bill water and sewer back. Ask for typical monthly totals.
- Read the flood disclosure. The Brazos River and Oyster Creek run through the area. Texas Property Code §92.0135 requires landlords to tell you in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years.
- For a single-family lease, confirm who handles repairs and yard care and which HOA rules apply.
- Read concessions as effective rent, and ask which lease terms qualify.
