River Oaks is a historic Houston neighborhood, a district of large homes on wooded lots just west of downtown, between Buffalo Bayou and Westheimer Road. Brothers Will and Mike Hogg began developing it in the 1920s. The interior is almost entirely single-family, so most rental housing sits along its edges, where apartment towers, mid-rises and garden communities line Allen Parkway, Kirby Drive, San Felipe, West Gray and Westheimer.
River Oaks at a glance
River Oaks Boulevard runs from Westheimer north to the River Oaks Country Club, lined with estate homes. Bayou Bend Collection and Gardens, once the home of Ima Hogg, is now part of the Museum of Fine Arts, Houston and is open to visitors. On the commercial side, River Oaks Shopping Center on West Gray dates to 1937 and is known for its Art Deco storefronts, while River Oaks District on Westheimer is a newer open-air shopping and dining center.

Getting around
We don't have a single published Walk Score for River Oaks. The interior streets are residential, so walkability depends on where you live: buildings near West Gray, Shepherd and the River Oaks Shopping Center are close to groceries and restaurants, while those deeper in the residential blocks are more car-oriented.
By car, the location is central. Allen Parkway and Memorial Drive lead east into downtown in minutes, Kirby and Shepherd run south to US-59/I-69 and toward the Medical Center, and Loop 610 and the Galleria are a short drive west. METRO local buses run along major streets such as Westheimer, Shepherd and West Gray. The Census puts mean travel time to work at 21.2 minutes for ZCTA 77019, one of the shorter averages in our coverage area.
What's nearby
Parks. Buffalo Bayou Park, about 160 acres along Allen Parkway, is the area's backyard, with trails, skyline views and the restored 1926 Cistern. Memorial Park is a short drive west.
Culture. Bayou Bend's gardens and decorative-arts collection are a few minutes away, and the Museum District and the Menil Collection in Montrose are a short drive or bike ride east.
Shopping. River Oaks District on Westheimer and River Oaks Shopping Center on West Gray handle most shopping, with Highland Village a little farther west.
Food. Little's Oyster Bar on South Shepherd was No. 9 on the Houston Chronicle's 2025 Top 100, and Katami, a Japanese restaurant on West Dallas, was No. 15. MAD, a Spanish restaurant in River Oaks District, also made the 2025 list, and Bludorn on Taft Street is recommended by the Michelin Guide.
The apartment landscape
- High-rise towers, particularly along Allen Parkway and near Kirby and San Felipe, with staffed lobbies, structured parking and views over Buffalo Bayou or the downtown and Uptown skylines.
- Mid-rise buildings along West Gray, Westheimer and the Shepherd/Durham corridor, typically wrapped around a garage with a pool and fitness center.
- Older garden-style communities and small multiplexes, some from the mid-20th century, on the edges toward Montrose and Upper Kirby.
- Garage apartments and condos leased by individual owners, which come up occasionally and lease quickly.
The Census reports a median gross rent of $1,959 a month for ZCTA 77019 (ACS 2024 5-year), and about 62% of its occupied homes were renter-occupied. Gross rent is the Census measure of contract rent plus estimated utilities, and it covers every rented home in the ZIP, from older duplexes to new towers, so treat it as a baseline rather than a quote for any one building. Pricing in the towers varies a lot by floor and view, so call us for current numbers.
Tips for renting near River Oaks
- Decide which edge suits you. Allen Parkway puts you on the bayou trails, West Gray near everyday shopping, and Westheimer close to River Oaks District and Highland Village. Pick the edge before you pick the building.
- Ask about view premiums. In towers, ask for pricing on two or three floors so you can see what a higher floor or skyline view adds.
- Get every fee in writing. Ask about garage parking per space, valet trash, storage and pet fees, plus any utilities billed back by the property.
- Read concessions carefully. If an offer is available, ask how it is applied, which lease terms qualify and whether it changes the renewal price.
- Read the flood disclosure. Texas Property Code §92.0135 requires landlords to disclose in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years. Buildings near Buffalo Bayou deserve a close read.
- Start 30 to 60 days out. That is typically when larger buildings can quote and hold a specific unit.
