Richmond, Rosenberg, Fulshear and Brookshire form the western edge of the Houston region, about 30 to 35 miles from downtown. Richmond, the Fort Bend County seat, and neighboring Rosenberg sit along the Brazos River and US-59/I-69, each with a historic downtown. Fulshear, to the north, has grown quickly with master-planned communities, and Brookshire sits on I-10 in Waller County. Renters here will find newer communities alongside small-town main streets.

The area at a glance

Richmond, founded in the 1830s, is one of the older towns in Texas, and Rosenberg grew up as a railroad junction named for Galveston businessman Henry Rosenberg. Historic downtown Rosenberg, along Third Street, has antique shops, restaurants and murals. Richmond's historic core is home to the Fort Bend Museum and county government buildings. George Ranch Historical Park, a living-history site near Richmond, covers 100 years of Texas ranch life. Much of the new growth has come in master-planned communities along the Grand Parkway and FM 1093 between Richmond and Fulshear. Brookshire, on I-10, sits just west of the Katy area, which puts Katy's shopping and employers within a short drive.

Getting around

Walk Score rates Rosenberg 35 out of 100 for walking ("Car-Dependent"), with a Bike Score of 37, at the time of writing. The historic downtowns are walkable; most errands elsewhere require a car.

US-59/I-69 runs northeast through Rosenberg and Richmond toward Sugar Land and Houston. The Grand Parkway (SH 99) links Richmond, Fulshear and Katy, the Westpark Tollway extends west toward Fulshear, and I-10 serves Brookshire. Fort Bend Transit runs weekday commuter buses from a park-and-ride lot at the Fort Bend County Fairgrounds in Rosenberg toward Houston job centers. The Census puts mean travel time to work at 30.2 minutes for the City of Rosenberg.

What's nearby

History. George Ranch Historical Park's living-history programs, the Fort Bend Museum in Richmond and the historic blocks of downtown Rosenberg.

Nature. Seabourne Creek Nature Park in Rosenberg has prairie and wetland trails. Brazos Bend State Park, south of Richmond, is known for its lakes, trails and wildlife.

Food. Harlem Road Texas BBQ in Richmond earned an honorable mention on Texas Monthly's 2025 barbecue list. Another Time Soda Fountain on Third Street in downtown Rosenberg is an old-fashioned soda fountain and café.

Shopping. Retail along US-59 and the Grand Parkway covers everyday needs, and Sugar Land's malls are a short drive east.

The Census reports a median gross rent of $1,379 a month for the City of Rosenberg (ACS 2024 5-year), and about 46% of its occupied homes were renter-occupied. Gross rent is the Census measure of contract rent plus estimated utilities, and it covers every rented home in the ZIP, from older duplexes to new towers, so treat it as a baseline rather than a quote for any one building. Newer communities around Fulshear and the Grand Parkway can price very differently, so call us for current numbers.

Tips for renting in Richmond, Rosenberg and Fulshear

  • Weigh distance against space. Compare what you get here with closer-in options at the same monthly cost, then add commute time and tolls.
  • Ask about utilities. Many properties sit in municipal utility districts or bill water and sewer back. Ask for typical monthly totals.
  • Read the flood disclosure. The Brazos River runs through Richmond and Rosenberg. Texas Property Code §92.0135 requires landlords to tell you in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years.
  • Consider flood coverage. Standard renters insurance generally excludes flood; ask your insurer about separate coverage.
  • Read concessions as effective rent at newer communities, and ask which lease terms qualify.
  • For a single-family lease, confirm who maintains the yard and what HOA rules apply.
  • Ask about nearby construction. In master-planned communities that are still building out, ask what is planned next to the property, since new phases can bring construction traffic and noise for a while.
