Katy sits about 30 miles west of downtown Houston along I-10, and Cinco Ranch is the master-planned community that spreads south of the freeway toward the Westpark Tollway. Together with the surrounding unincorporated areas, they form a fast-growing suburban area. For renters, that growth means a large supply of newer apartment communities, build-to-rent homes and townhomes, with shopping and dining that has grown up alongside them.
Katy and Cinco Ranch at a glance
The small City of Katy began as a railroad town; its 1898 MKT depot now serves as the city's visitor center in Old Town Katy, near the historic downtown blocks. Most of the area's growth has happened outside the city limits, in master-planned communities like Cinco Ranch along the Grand Parkway (SH 99) and Mason Road. LaCenterra at Cinco Ranch is an open-air shopping and dining center, and Katy Mills is a large outlet and entertainment mall on I-10.

Getting around
We don't have a published Walk Score for this area. Like most of suburban Houston, it is laid out for driving, so plan on a car for most errands.
I-10 (the Katy Freeway) is the main commute route, with managed express lanes running east toward the Energy Corridor, Memorial and downtown. The Grand Parkway runs north to south through the area, connecting to US-290 in the north and Fort Bend County in the south, and the Westpark Tollway offers a second route east toward Westchase and Uptown. Toll roads require an EZ TAG or another compatible tag.
For downtown commuters, METRO operates Park & Ride lots at Kingsland and at the Grand Parkway along I-10, with weekday commuter buses to downtown and a route to the Texas Medical Center. The Census puts mean travel time to work at 33.3 minutes for ZCTA 77494, longer than the inner-loop areas, so it pays to test your commute before you sign.
What's nearby
Shopping. LaCenterra at Cinco Ranch, Katy Mills and the large retail centers along I-10 and the Grand Parkway cover most needs.
Things to do. Typhoon Texas, an outdoor waterpark off I-10, is open in the warmer months. Mary Jo Peckham Park, a Harris County park, has a fishing lake, trails and an aquatic center. Old Town Katy's historic blocks and railroad depot are worth a stroll.
Food. Hong Kong Food Street, a Cantonese restaurant on Colonial Parkway, is recommended by the Michelin Guide and ranked No. 19 on the Houston Chronicle's 2025 Top 100. Phat Eatery, a Malaysian restaurant nearby on Colonial Parkway, was named Best Restaurant in Katy by the Houston Press in 2024, and the Chronicle lists Tobiuo Sushi & Bar on Cinco Ranch Boulevard among the area's top restaurants.
The apartment landscape
- Garden-style communities, three or four stories with surface parking and detached garages for rent, are the most common type. Many are relatively new, with resort-style pools, fitness centers and pet amenities.
- Build-to-rent communities: single-family homes or townhomes built specifically for leasing and managed like an apartment community, often with private yards.
- Mid-rise buildings, fewer in number, near the busier retail and office nodes.
- Single-family homes for rent from individual owners throughout the master-planned neighborhoods.
The Census reports a median gross rent of $2,167 a month for ZCTA 77494 (ACS 2024 5-year), the highest median among the areas we cover. About 29% of occupied homes were renter-occupied. Gross rent is the Census measure of contract rent plus estimated utilities, and it covers every rented home in the ZIP, from older duplexes to new towers, so treat it as a baseline rather than a quote for any one building. Tips for renting in Katy
- Compare apartments with build-to-rent. If you want a yard or more space, ask us to price build-to-rent homes alongside traditional apartments with similar square footage.
- Price your commute. Add toll costs and fuel to your monthly budget if you plan to use the managed lanes, Grand Parkway or Westpark Tollway every day.
- Ask about MUD and utility costs. Many suburban properties sit in municipal utility districts, and water and sewer may be billed back by the property. Ask for typical monthly utility costs.
- Read concessions as effective rent. New communities still leasing up are where concessions most often appear. Ask how any offer is applied and which lease terms qualify.
- Read the flood disclosure. Texas Property Code §92.0135 requires landlords to tell you in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years. Parts of the Katy area drain toward the Addicks and Barker reservoirs, so read it closely.
- For a single-family lease, confirm who handles yard care and repairs, and what HOA rules apply.
