Friendswood is a suburban city of tree-lined neighborhoods between Pearland and Clear Lake, about 20 miles southeast of downtown Houston. It spans the line between Galveston and Harris counties, with Clear Creek winding along its northern side. Most of the city is single-family housing, so its rental options are smaller in number than in neighboring cities, but its location gives quick access to I-45, Baybrook Mall and the Clear Lake job centers.

I-45 (the Gulf Freeway) runs along the east side toward downtown Houston to the north and Galveston to the south. FM 518 connects west to Pearland and SH 288 and east to League City, while FM 528 runs toward Webster and NASA Parkway. Beltway 8 is a short drive north. For downtown commuters, METRO's Bay Area Park & Ride on Bay Area Boulevard, a short drive east, runs weekday express buses along I-45. The Census puts mean travel time to work at 28.6 minutes for the City of Friendswood. Commutes to NASA's Johnson Space Center and the Clear Lake area are often shorter.
What's nearby
Shopping. Baybrook Mall and the surrounding retail along I-45 and Bay Area Boulevard handle most shopping.
Parks. Centennial Park and Stevenson Park are the main city parks, and Clear Creek runs along the north side.
Nearby attractions. Space Center Houston, the Kemah Boardwalk, Armand Bayou Nature Center and the Lone Star Flight Museum at Ellington Airport are each a short drive east.
Food. Perry & Sons Market & Grille, a steakhouse and butcher market on South Friendswood Drive, is the original location of the family behind Perry's Steakhouse and was renovated with a new cocktail menu in 2025. B1895 Tavern, nearby on South Friendswood Drive, is a cocktail bar and shared-plates restaurant from chef Kris Jakob, formerly of Brasserie 1895.
The rental landscape
- Single-family homes for rent make up a large share of Friendswood's rental options, in established subdivisions and newer neighborhoods.
- Garden-style communities, fewer in number, along FM 518, FM 528 and toward I-45, some newer with resort-style pools and garages.

Tips for renting in Friendswood
- Widen the map slightly. Communities just over the line in Pearland, Webster or League City may offer more choice at a similar commute. Ask us to include them.
- For a single-family lease, confirm who handles yard care and repairs, what utilities you pay directly and what HOA rules apply.
- Read the flood disclosure carefully. Clear Creek and its tributaries run through the area, and parts of Friendswood flooded during Hurricane Harvey in 2017. Texas Property Code §92.0135 requires landlords to tell you in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years.
- Consider flood coverage. Standard renters insurance generally excludes flood; ask your insurer about separate coverage.
- Test FM 518 at rush hour. It is the main route in and out of town, so check the drive to I-45 or SH 288 at your commute time.
- Read concessions as effective rent, and ask which lease terms qualify.
