Living in EaDo (East Downtown): Houston Apartments Guide

Renting in EaDo, Houston: METRORail Green and Purple lines, Shell Energy Stadium, breweries, the apartment mix, Census rent data and tour tips.

EaDo, short for East Downtown, is the former warehouse and industrial district on the other side of US-59/I-69 from Houston's central business district. Over the past two decades its rail yards and warehouses have given way to mid-rise apartments, townhomes, breweries, murals and a soccer stadium. It sits within walking or cycling distance of downtown, yet it has its own street grid and a lower skyline.

EaDo at a glance

Shell Energy Stadium, which opened in 2012, is the neighborhood's anchor. It is home to MLS club Houston Dynamo FC and NWSL club Houston Dash. Around it, the blocks along Polk, Leeland, McKinney, St. Emanuel and Navigation hold a mix of restaurants, bars and breweries in converted industrial buildings, with new apartments and townhomes filling in between. Many walls carry large murals.

Getting around

We don't have a published Walk Score for EaDo, so judge walkability block by block on a tour. Sidewalks and street activity vary widely, from busy stretches around the stadium to quiet industrial blocks.

Transit is a real strength. The EaDo/Stadium METRORail station on the stadium's north side is served by the Green and Purple lines, and both run west into downtown, where they connect with the Red Line for the Museum District and the Texas Medical Center. The Green Line continues east toward the East End and Magnolia Park, while the Purple Line heads southeast toward the University of Houston and Texas Southern University.

By car, US-59/I-69 runs along the west edge, I-45 and I-10 are minutes away, and downtown's office core is close enough to bike. The Census puts mean travel time to work at 25.8 minutes for ZCTA 77003.

What's nearby

Sports. Besides Shell Energy Stadium, Toyota Center (Houston Rockets) is just across US-59 in downtown, and the Astros' ballpark is a short walk west.

Breweries and bars. 8th Wonder Brewery, with a taproom and outdoor yard, is one of several breweries and bars in the district.

Food. EaDo has a notable lineup of recognized restaurants. Nancy's Hustle, a contemporary American restaurant on Polk Street, and Street to Kitchen, a Thai restaurant on Harrisburg Boulevard, both hold a Michelin Bib Gourmand and made the Houston Chronicle's 2025 Top 100. J-Bar-M Barbecue on Leeland is recommended by the Michelin Guide, and Tiny Champions on McKinney also made the Chronicle's 2025 list.

Parks. Discovery Green, the 12-acre downtown park beside the George R. Brown Convention Center, is a short walk across US-59. Buffalo Bayou's trails run along the north side of the area.

The apartment landscape

  • Mid-rise buildings are the most common larger type, usually four to seven stories wrapped around a garage, with a pool, fitness center and sometimes rooftop decks with downtown views.
  • Townhomes, many newer, three or four stories with garages, some offered for lease by individual owners.
  • Loft-style and converted spaces in former warehouses, fewer in number but with high ceilings and industrial details.

The Census reports a median gross rent of $1,486 a month for ZCTA 77003 (ACS 2024 5-year), and 59% of its occupied homes were renter-occupied. Gross rent is the Census measure of contract rent plus estimated utilities, and it covers every rented home in the ZIP, from older duplexes to new towers, so treat it as a baseline rather than a quote for any one building. Because so much of EaDo's housing is new, prices for recently built buildings can sit far from that median, so call us for current numbers.

Tips for renting in EaDo

  • Ask about match days. Find out how parking, traffic and noise work on game nights at Shell Energy Stadium, and whether the building's garage is affected by event parking nearby.
  • Check rail noise and freight lines. EaDo still has active freight tracks and METRORail lines. Ask which units face them and visit at different times of day.
  • Look at the walking route. If you plan to walk to downtown or a rail stop, walk it during your tour. Sidewalk quality changes from block to block.
  • Compare effective rent. Newer buildings still filling up are where concessions tend to appear. Ask how any offer is applied, which units and lease terms qualify, and for the full monthly cost including parking and fees.
  • Read the flood disclosure. Texas Property Code §92.0135 requires landlords to disclose in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years. Read it before you sign.
  • For townhome leases, confirm who handles maintenance and yard care, and whether HOA rules apply to parking or pets.
