Cypress, Steeplechase and Jersey Village stretch along US-290 (the Northwest Freeway) in northwest Harris County. Jersey Village is a small incorporated city just outside Beltway 8; Steeplechase is an established neighborhood nearby; and Cypress, much of it unincorporated, extends northwest toward the Grand Parkway with large master-planned communities. Renters here trade a longer commute for newer housing, more space and quick access to the 290 corridor.
Cypress and Jersey Village at a glance
US-290 is the spine of the area. Along it you will find Houston Premium Outlets, large retail centers and many of the area's apartment communities. Cypress Creek runs across the area, with trails along the Cypress Creek Greenway. The Boardwalk at Towne Lake, in one of Cypress's master-planned communities, has lakeside dining, shops, live music and events. Jersey Village has its own city-owned public golf course, Jersey Meadow, and Lone Star College-CyFair's campus sits on Barker Cypress Road.

Getting around

US-290 was rebuilt and widened over the past decade and includes an express lane for buses and carpools. METRO's Cypress Park & Ride, on the US-290 frontage road, runs weekday commuter buses to downtown, and the Northwest Transit Center near I-10 and Loop 610 connects to other routes. The Grand Parkway (SH 99) crosses US-290 in Cypress, giving a tolled route toward Katy and Spring, and Beltway 8 runs past Jersey Village. The Census puts mean travel time to work at 36.1 minutes for ZCTA 77433, the longest average among the areas we cover, so testing your commute is worth the time.
What's nearby
Shopping. Houston Premium Outlets is a large outlet center on US-290, and the retail corridors along 290 and Barker Cypress Road cover everyday needs.
Things to do. The Boardwalk at Towne Lake hosts restaurants, live music and events along the lake. Jersey Meadow Golf Course is open to the public, and the Cypress Creek Greenway has trails along the creek.
Food. The Houston Chronicle's guide to Cypress restaurants includes Bantu House (West African) and Crawfish Cafe (Viet-Cajun seafood), both on US-290; Jamaica Paradise Kitchen on Mueschke Road; and Luchador Micheladas & Botanas on Barker Cypress Road.
The apartment landscape
- Garden-style communities, many relatively new, with resort-style pools, fitness centers, detached garages and pet amenities.
- Build-to-rent communities of single-family homes or townhomes built for leasing, often with private yards and professional management.
- Older garden communities closer to Jersey Village and Beltway 8, with lower price points and more varied renovation levels.
- Single-family homes for rent in master-planned neighborhoods.
The Census reports a median gross rent of $1,960 a month for ZCTA 77433 (ACS 2024 5-year), and about 19% of its occupied homes were renter-occupied, one of the lower shares in our coverage area. Gross rent is the Census measure of contract rent plus estimated utilities, and it covers every rented home in the ZIP, from older duplexes to new towers, so treat it as a baseline rather than a quote for any one building. Prices closer to Beltway 8 can differ a lot from those near the Grand Parkway, so call us for current numbers.
Tips for renting in Cypress
- Pick your end of 290. A community near Jersey Village and the Beltway can cut a commute toward the city noticeably compared with one near the Grand Parkway. Decide on the location band first.
- Compare apartments with build-to-rent. If you want a yard, ask us to price build-to-rent homes alongside apartments with similar square footage.
- Ask about utility costs. Many properties sit in municipal utility districts, and water and sewer may be billed back. Ask for typical monthly totals.
- Read the flood disclosure. Cypress Creek crosses the area. Texas Property Code §92.0135 requires landlords to tell you in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years.
- Read concessions as effective rent. New communities still leasing up are where offers tend to appear. Ask how they are applied and which terms qualify.
- Factor in tolls if your route uses the Grand Parkway or Beltway 8 daily.
