Bear Creek and Copperfield sit in west Harris County, along Highway 6 and FM 529 between US-290 and I-10. Much of the area is unincorporated, built out from the 1970s onward with subdivisions, shopping centers and garden-style apartment communities. Its defining feature is the Addicks Reservoir, whose open land holds two large parks.

Highway 6 is the main north–south corridor, and FM 529 runs east to west through Copperfield. Bear Creek Pioneers Park, a Harris County park inside the Addicks Reservoir, covers about 2,150 acres with trails, sports fields, an aviary and an equestrian trail. To the east, Cullen Park, a City of Houston park also at the reservoir, adds trails, sports fields and a velodrome.

Getting around

Highway 6 connects north to US-290 and south to I-10, giving two routes toward the city, and Clay Road runs east toward Beltway 8 and Spring Branch as a surface-street alternative. The Energy Corridor and its offices are just south along Highway 6, and the Grand Parkway is a short drive west. For downtown commuters, METRO's Addicks Park & Ride on Old Katy Road near I-10 runs weekday commuter buses, and the Cypress Park & Ride is north on US-290. The Census puts mean travel time to work at 31.5 minutes for ZCTA 77084.

What's nearby

Parks. Bear Creek Pioneers Park is the area's centerpiece, with miles of trails through the reservoir's woods and fields. Cullen Park is home to the Alkek Velodrome, an outdoor track-cycling venue. The Addicks Reservoir's open land also hosts nature areas and trails between the two parks.

Food. Brisket & Rice, a Vietnamese-Texan barbecue restaurant on Highway 6, is recommended by the Michelin Guide and was named to Texas Monthly's 2025 list of the state's top 50 barbecue joints. Cenas Kitchen, a Tex-Mex restaurant at FM 529 and Highway 6 formerly known as Aguirre's, has been part of the area for years.

Shopping. Copperfield's retail centers along Highway 6 and FM 529 handle everyday needs, and the larger malls at Memorial City and Katy are each a short drive away.

The apartment landscape

  • Garden-style communities are the dominant type, two or three stories with surface parking, ranging from 1980s communities to newer construction with resort-style pools and detached garages.
  • Newer communities along the main corridors, often with gated access, fitness centers and pet amenities.
  • Single-family homes for rent, common in the established subdivisions, leased by individual owners or professional managers.

The Census reports a median gross rent of $1,581 a month for ZCTA 77084 (ACS 2024 5-year), and 40% of its occupied homes were renter-occupied. Gross rent is the Census measure of contract rent plus estimated utilities, and it covers every rented home in the ZIP, from older duplexes to new towers, so treat it as a baseline rather than a quote for any one building. Tips for renting in Bear Creek and Copperfield

  • Read the flood disclosure closely. The area sits beside the Addicks Reservoir, and several neighborhoods flooded during Hurricane Harvey in 2017. Texas Property Code §92.0135 requires landlords to tell you in writing whether a unit is in a 100-year floodplain and whether it has flooded in the past five years. Ask about the property's history too.
  • Consider renters insurance with flood coverage. Standard renters policies generally exclude flood. Ask your insurer about separate flood coverage for your belongings.
  • Ask about renovations. Older communities often have classic and renovated units at different prices. Ask to see the unit you would actually rent.
  • Get the full monthly cost. Ask for rent plus water, sewer and trash billed by the property, pet rent and garage fees.
  • Test both commute routes. Try US-290 and I-10 at rush hour to see which works better from a given building. Roads that cross the reservoir can close during heavy rain, so ask the property which routes it relies on when that happens.
  • Ask about concessions in writing, including how they are applied and which lease terms qualify.
