Houston has thousands of apartment communities and, on any given day, tens of thousands of listings. That's why so many renters look for an apartment locator. But "locator" covers a wide range, from a licensed agent who has toured the buildings to someone forwarding you a spreadsheet.
Here's how to tell the difference before you hand anyone your search.
Step 1: Make sure they're licensed
In Texas, helping someone lease an apartment for a fee is real estate activity, so a locator needs a real estate licence from the Texas Real Estate Commission (TREC). It takes 30 seconds to check:
- Go to trec.texas.gov and use the License Holder Search.
- Search the agent's name or the company name.
- Confirm the licence is active and see which brokerage sponsors it.
A licensed locator should also link to two TREC documents on their website: the Information About Brokerage Services and the Consumer Protection Notice. If you can't find either, ask why.
Step 2: Ask these 7 questions
1. "How do you get paid?" A straight answer is a good sign. Here's ours: we do in one conversation what takes most renters weeks on their own — and the properties pay us, so it costs you nothing.
2. "How fast will I get options?" Your time matters, especially when your lease end date is close. We send a curated shortlist the same day.
3. "Which buildings do you work with?" A good locator should know the market as a whole, not just a handful of properties. Ask how they narrow it down and what standard they use. We focus on 4-star-and-above properties.
4. "Can you explain the specials?" Right now more than half of Houston apartments are offering a move-in special. At Class A buildings the share is 73%, with an average special worth about 11.8% of the lease (MRI ApartmentData, October 2026). A good locator explains the difference between market rent and effective rent and which special is worth more over your lease, not just which one sounds biggest.
5. "What do I need to apply?" They should walk you through income, credit and rental history requirements up front, so you aren't paying application fees at buildings that won't be a fit.
6. "Will you help after I pick a place?" Applications, lease review, move-in dates: ask what support continues after the tour.
7. "What do your clients say?" Read their Google reviews, not just the quotes on their website.
Red flags
- They can't show an active TREC licence.
- They ask you to pay a fee before you've signed a lease, or they're vague about how they get paid.
- They push one building hard without explaining why it fits you.
- They make promises no one can keep, like "guaranteed approval."
- They quote rent or specials without saying where the number came from or when it was checked.
What working with us looks like
- One conversation. Tell us your budget, move date, must-haves and commute.
- Same-day shortlist. We filter out everything that's not worth your time.
- Tour and apply. We help you compare specials and line up your application.
- Move in. And we're still here if questions come up.
We know what it feels like to stare at 64,000 listings and have no idea which ones are actually worth your time. That's exactly the part we take off your plate.
