If you're thinking about moving, test the commute at rush hour before you sign.
What rent is doing in Houston
From the latest MRI ApartmentData Market Line report:
- The average Houston apartment rents for $1,247 a month, down 1.9% from a year ago.
- 91.2% of apartments are leased, so roughly 1 in 11 is open.
- 57% of apartments are offering a move-in special. At the newest, nicest (Class A) buildings it's 73%, worth about 11.8% of the lease on average. On a 12-month lease, that's roughly six weeks of rent (our estimate).
- Galleria/Uptown was Houston's hottest area over the past three months, with rents growing at a 3.6% annual pace. Downtown came second.
- 17,817 new apartments opened recently, and 12,722 more are under construction.
In plain English: Houston renters still have a lot of choice, especially at newer buildings. But the busiest areas, like Galleria/Uptown, are firming up, so the best specials there may not last. Specials change week to week, so the best deal goes to whoever knows where to look.
That's what we do. We do in one conversation what takes most renters weeks on their own — and the properties pay us, so it costs you nothing.
